Professional plaza proposed in Monroe
MONROE — A 39,997 square-foot, four-story professional center building on 2.2. acres on Route 208 has been proposed in the Town of Monroe.
The professional center is being developed by Professional Square LLC, whose principals are listed on the project's application as Joel Brach and Benny Wercberger with a mailing address of Chevron Road.
Brach said he has not determined what type of professional services may use the center, though the planning board has requested a narrative of what type of businesses will use the building.
"Quiet retail space," Brach said by phone on Wednesday.
The location of the project is in the town's heavy industry zone near RSB Tile and the Route 17 ramp.
The property includes an area of wetlands, which would involve the application for a wetlands permit. Such a permit would necessitate a public hearing, according to comments from the town's engineer Mark Edsall of the engineering firm McGoeey, Hauser and Edsall.
In the letter, Edsall wrote "I believe the disturbance is limited and the protective measures have been discussed and depicted on the plans."
In a letter to the town, project manager John Queenan wrote that drainage work, pipe installation, erosion and sediment control measures were planned within the 100-foot wetland buffer.
The disturbances of the wetland buffer would also include clearing to install the pipes and drains.
Queenan, who works for Lanc & Tully, the Campbell Hall engineering firm, did not return multiple messages seeking comment.
A public hearing was held on the project last month. The center is back on the agenda for the Jan. 13 planning board meeting at 7:30 p.m.
